The BTM Process

1. The Initial Consult

An important part of any journey is the beginning! At your initial enquiry, we will discuss the project, gather further information as required, and take the opportunity to understand if we are the right fit for one another. 

If so, we will arrange a site visit to meet and discuss the project and your vision further with you. Once completed, a fee proposal for the next stage of design, tailored to your project will be detailed, and sent for your consideration.

2. Concept Design

During this exciting stage we will commence a detailed measure up, and begin producing up to 3 design options for review. Council requirements will be carefully considered, and we meet to discuss the design options. 

We consider your budget and work towards a cost estimate based on the initial design, revising as necessary so that we are all on the same page

3. Council Documentation

At this point, we will prepare the required documents and drawings for submission to any approving bodies, such as council or a private certifier. 

Documents such as roof plans, elevations, shadow diagrams and material schedules are created.

4. Approvals

All of the design documentation to this point has been developed on the understanding of whether the project requires a Development Application (DA) through council, or can be a Complying Development Consent (CDC) through a private certifier. 

BTM will engage all of the required consultants such as Engineers, Arborists, etc. on your behalf, including the application through the NSW planning portal for your project. 

We will keep in contact with the council / certifier to monitor the progress, and discuss any updates required. 

Finally, if you are going through the DA route, you will require a Construction Certificate (CC) of which we will also obtain on your behalf.

5. Construction Plans & Selections

We will work closely with you to develop the finer details of the design, assisting with our advice and input, to bring your vision to life. We will invite you into our showroom, to discuss selections, finalise internal plans, and put together a palette for your project.

6. Construction

A detailed handover from the design team to the construction team is vital for the success of the building phase. Your project is allocated to one of our experienced Foremen, who will continue to collaborate with the design team, and yourself, to ensure a quality build. This is achieved through an open communication platform, connecting all parties involved. A job schedule is tightly followed, and contractors are effectively managed throughout the project.

7. Handover

On practical completion of our work, and after the final clean, we will book in your project handover meeting with your Foreman and our Director, Joel. We collate a personalised handover flash drive, with relevant documentation to your build which is presented to you, with a practical completion statement to be signed by both parties.

After this your defects liability period will commence. During the 13 weeks defects liability period, we will attend to items that arose, if any, during the handover meeting. 

An interim or final occupation certificate will be required for you to move into your new home. Our office manager will continue to assist you to obtain this, along with closing your home warranty insurance.
